Every trade. One model.
Structure, ductwork, piping, plumbing, fire protection, and electrical come together at actual size, shape, and location. LOD 350 is the floor, and LOD 400 gets evaluated on every job.
Fix it in the model, not the ceiling.
The clash test is running on this model right now, in your browser. First routing shows hard clashes. Coordinated routing shows .
Every run gets its supports.
Rods, trapeze, clevis, riser clamps, and seismic bracing are modeled, not implied. Here supports were placed by rule, and moved off spacing to clear other work.
The tag on the model is the tag on the ticket.
Spool and assembly numbers match between the model, the drawings, and the fab tickets, so the shop and the field talk about the same piece.
Sign-off means installable as drawn.
Hanger points go to the floor for layout, and sheets go to the installer checked against the signed-off model.
Demonstration model, generated in your browser. Not a client project.
Three ways we take work off your desk
| Mark | Service | Scope | You get |
|---|---|---|---|
| S-1 | We handle the BIM seat, start to finish | You don't hire, train, or manage a BIM person. We take the job from kickoff model through coordination, sign-off, shop drawings, and prefab and field deliverables. | A signed-off model, shop drawings, and a record of coordination decisions. |
| S-2 | We add hangers to your model | Your model or ours. Fully modeled, clash-checked hanger and support systems, including seismic bracing and attachment points, ready for prefab and layout. | Tagged hangers, hanger schedules, rod sizes, and layout points. |
| S-3 | We sit in the coordination meetings for you | We represent you in GC and VDC meetings, run clash resolution with the other trades, and bring back decisions and action items. | Your seat filled, with minutes, actions, and owners. |
If this sounds familiar
- Your BIM person just left. The job doesn't wait for a new hire. The seat gets filled without one.
- The work outran your bench.Add capacity for one project, not a permanent position.
- The GC wants more than you can staff.Coordination meetings, sign-offs, and model deadlines get covered.
- The drawings don't match the field.Sheets are dimensioned to what the installer can measure from.
Spec sheet
Hold us to this. It's what gets modeled and what gets issued.
| Model | LOD 350 minimum. Actual size, including insulation, flanges, valves, fittings, and equipment clearances. No placeholder geometry. |
|---|---|
| Supports | Hangers, seismic bracing, and attachment points modeled on every installed run. |
| Interfaces | Penetrations, sleeves, pads, and access zones modeled. Maintenance and code clearances modeled or reserved. |
| Data | System, size, material, elevation, tag, and spool or assembly ID on the element. |
| LOD 400 | Evaluated at kickoff on every job. Used when it reduces total installed cost. |
| Dimensions | To gridlines, finished floor, column faces, and walls. Never to other trades or unfinished work. Bottom-of-pipe and center-of-hanger elevations called out. |
| Sheet set | Cover, notes, key plan, per-area plans, sections, details, schedules, plus sleeve and penetration plans. Your title block and numbering. |
| Revisions | Clouds and deltas on every change after issue. Sheets checked against the signed-off model first. |
| Tools | Revit, Navisworks, eVolve, pyRevit, AutoCAD, AutoCAD MEP, Bluebeam. |
What the model above just did
Every number here is computed from the demonstration model when this page loads. They show the method. They aren't project results.
Where the work has been
You deal directly with the person doing the modeling. BIM and VDC work on MEP systems since 2018, on jobs where coordination is the hard part.

How engagements work
- Scoped per projectFixed scope and price for a defined set of systems and deliverables. Hourly for coordination support and model cleanup.
- Your standards, your title blockDeliverables are built in your templates and families, so they look like they came out of your shop.
- Engineering of record stays with the EORWe produce coordination and fabrication-level models and drawings. Design responsibility and stamping remain with the engineer of record. Seismic and hanger calculations that require a licensed engineer are excluded unless scoped with one.
- On site when it mattersAvailable for site walks and coordination meetings across the Southeast.
